The villa is on two floors. The ground floor includes a kitchen, a bathroom with shower, a large living room with dining area and sofa bed that gives access through French doors to two porches, one at the front of the villa with tables and chairs for al fresco dining and one at the back equipped with Jacuzzi. An internal staircase leads to the first floor composed of three double bedrooms, a bedroom with bunk beds and a bathroom with shower and hot tub. Air conditioning is available in all bedrooms. A maximum of 2 pets are welcome.

EVENTS
The Palio of San Bernardino is certainly among the unmissable events of Valtopina. Every year, between 29th June and 3rd July, this historical event of a medieval nature takes place with artisan workshops, markets, historical processions and competitions between districts in an atmosphere of music and celebration. For fans of fabrics and embroidery, in the month of September, Italian and foreign exhibitors travel to Valtopina to show their creations during the Hand Embroidery and Textile Exhibition. During the event it is possible to take part in conferences, exhibitions, book presentations but also workshops dedicated to children. Located at the foot of Subasio mount, the village of Valtopina represents the starting point for many hiking routes immersed in nature. Starting from Valtopina some of the most popular cities of Umbria can be reached such as Nocera Umbra, Spello, Assisi and Foligno.

Payment Policies
To secure this booking, a partial payment in the amount of 25% of the grand total is due within no later than 2 days after booking confirmation. Balance payment. must be fully settled 45 days prior to arrival. If that date has already passed, then full payment must be settled within 2
days of confirmation of intention to book.
The tourist tax has to be paid directly upon arrival to the owner if due.
The cancellation of a reservation, even if replaced with another one, demands the payment of the following penalties:
– 25 % of the total reservation price in the case of cancellation notified within 45 days prior to the first day of the stay;
– 60 % of the total reservation price in the case of cancellation notified between 44 and 30 days prior to the first day of the stay;
– 80 % of the total reservation price in the case of cancellation notified between 29 and 15 days prior to the first day of the stay;
– 100 % of the total reservation price in the case of cancellation notified within 14 days prior to the first day of the stay;
In addition to the above stated penalties, the booking cancellation – whenever it’s notified – always entails the payment, as penalty and with no right of refund, of the amounts transferred at the moment the reservation was made by way of additional service (booking fees, commissions, other extra costs,etc).
