The house is on two levels. On the ground floor there’s an equipped kitchen with fire place, large dining room and living room with fireplace and access to the terrace where there is a wood oven ideal for pizzas and access to the garden. Always on the ground floor there is the laundry room with washing machine and a service bathroom. On the first floor there’s a double bedroom with en suite bathroom with Jacuzzi tub, a twin bedroom, a twin bedroom with 2 french beds (size-140 cm), a bathroom with Jacuzzi tub, a double bedroom with en suite bathroom with shower. Air conditioning is available in the living room and in the bedrooms on the first floor. Pets are allowed only outdoors.

Lucca is a place that you can just walk around to discover its beauty; it’s really close to Firenze and far from the crowd. It has a lot to offer to its guests that can visit the city both by foot or bike. There are many places of interest, first of all the ancient walls, the Amphitheatre square and not least the Torre Guinigi. At few kms from Lucca, you will also find beautiful villas like Villa Reale, Villa Mansi or Villa Torrigiani. The city also offers also some interesting naturalistic places like Garfagnana, Valle del Serchio or Piana di Lucca. For sea lovers, the coastal strip of Versilia, from Forte dei Marmi to Torre del Lago Puccini, offers more than 20 kilometres (12 miles) of beaches, parks and splendid landscape. Most beaches can be reached from Lucca by car in 30 to 45 minutes driving. It could be also an ideal point for a tour around the famous Cinque Terre. The area is easily reachable by car with the A11 super way Firenze-Pisa (called also Firenze mare) exit Capannori (11 km). From Genova you can take the A12 Genova- Rosignano. The railway station, that is not far from centre, links the city with Firenze and Pisa with hourly connection. From Firenze, you can possibly reach all other Italian Cities.

Payment Policies
To secure this booking, a partial payment in the amount of 25% of the grand total is due within no later than 2 days after booking confirmation. Balance payment must be fully settled 45 days prior to arrival. If that date has already passed, then full payment must be settled within 2 days of confirmation of intention to book. A separate refundable damage deposit is required in the amount of €800.00. The damage deposit is payable upon arrival.
Tourist tax: € 1,00 per person/day to pay to the owner upon arrival.
The cancellation of a reservation, even if replaced with another one, demands the payment of the following penalties:
– 25 % of the total reservation price in the case of cancellation notified within 45 days prior to the first day of the stay;
– 60 % of the total reservation price in the case of cancellation notified between 44 and 30 days prior to the first day of the stay;
– 80 % of the total reservation price in the case of cancellation notified between 29 and 15 days prior to the first day of the stay;
– 100 % of the total reservation price in the case of cancellation notified within 14 days prior to the first day of the stay;
In addition to the above stated penalties, the booking cancellation – whenever it’s notified – always entails the payment, as penalty and with no right of refund, of the amounts transferred at the moment the reservation was made by way of additional service (booking fees, commissions, other extra costs,etc).
