The villa is on one level, with direct access to the garden. It consists of a large equipped kitchen, dining area and living room with fireplace, sofas and TV, laundry area, two double bedrooms with twin beds (joinable upon request), a double bedroom, a double bedroom with canopy bed, four bathrooms with shower. An internal staircase leads from the living room to the mezzanine floor with small gym. Air conditioning is available in all bedrooms. Upon request, a bed for children under 14 years old can be added. Mosquito nets are installed on all windows, except for French windows.

EVENTS
Montaione is a small town in the Val D’Elsa of Tuscany, near the famous villages of San Gimignano and Certaldo. It is characterized by a dense network of paths, making it the perfect destination for trekking and mountain bike lovers. The last week of June the town hosts the Festival dei Liberati and in August the Festival of Musica Suonata takes place, ranging from genres such as jazz, ethnic and folk. Savoring the products of local cuisine including oil, Chianti wine, Chianina, Cinta Senese, homemade pasta and truffles is a great pleasure. In about an hour driving, you can reach the beaches of Tirrenia, north of Livorno, those of Marina di Cecina, Bibbona or Castagneto Carducci, which are also perfect for children. Not to be missed in the months of July and August, in the nearby city of Siena, the homonymous Palio with horses as protagonists.

Payment Policies
To secure this booking, a partial payment in the amount of 25% of the grand total is due within no later than 2 days after booking confirmation. Balance payment must be fully settled 45 days prior to arrival. If that date has already passed, then full payment must be settled within 2 days of confirmation of intention to book. A separate refundable damage deposit is required in the amount of €300.00. The damage deposit is payable upon arrival.
Tourist tax: € 1,50 per person/day (except children under 14 years old, up to max. 6 days) to pay to the owner upon arrival.
The cancellation of a reservation, even if replaced with another one, demands the payment of the following penalties:
– 25 % of the total reservation price in the case of cancellation notified within 45 days prior to the first day of the stay;
– 60 % of the total reservation price in the case of cancellation notified between 44 and 30 days prior to the first day of the stay;
– 80 % of the total reservation price in the case of cancellation notified between 29 and 15 days prior to the first day of the stay;
– 100 % of the total reservation price in the case of cancellation notified within 14 days prior to the first day of the stay;
In addition to the above stated penalties, the booking cancellation – whenever it’s notified – always entails the payment, as penalty and with no right of refund, of the amounts transferred at the moment the reservation was made by way of additional service (booking fees, commissions, other extra costs,etc).
