Located just a few kilometres from Fano, a popular seaside resort on the Adriatic coast, the villa enjoys a peaceful and secluded setting while remaining within easy reach of the beaches and the many attractions of the surrounding area.
During your stay, you can enjoy each day at your own pace, alternating relaxing moments by the pool with trips to the beach and visits to Fano. Stroll along the seafront, explore the charming historic centre and discover the flavours of the local culinary tradition. The surrounding area is also home to picturesque hilltop villages such as Gradara, Mondavio and Corinaldo, as well as some of Le Marche region’s most beautiful natural attractions, from the Furlo Gorge and the Frasassi Caves to the scenic landscapes of San Bartolo Natural Park.
Recently renovated by the owners, Villa Agnes is currently in the final stages of completion and will welcome its first guests from April 2027. The interiors have been designed with a simple yet refined style, creating inviting spaces where you can unwind and enjoy your holiday at your own pace.
The outdoor areas are perfect for spending time in the open air with family and friends. Surrounded by olive trees, the private swimming pool features a hydromassage area and Roman steps for easy access. Nearby, a gazebo furnished with comfortable seating provides a shaded spot to read a book or enjoy an aperitif. The covered patio, furnished with a dining table and chairs, is ideal for outdoor meals, with the barbecue and wood-fired oven available for preparing delicious dishes to share.
The entire property is fenced, ensuring greater privacy, and welcomes guests travelling with their pet.

The villa accommodates up to 9 guests and is arranged over several levels, with comfortable living spaces suited to both families and groups of friends.
On the ground floor, there is a living room with a sofa and TV, along with a well-equipped kitchen with direct access to the covered patio. This outdoor area is a lovely spot for breakfast or for enjoying lunch and dinner outdoors during the warmer months. A guest bathroom and a laundry area complete this floor.
Five steps lead to the first sleeping area, which consists of a double bedroom, a twin bedroom with two single beds that can be joined together upon request and a bathroom with a shower.
A staircase leads to the upper level, where a landing features a double sofa bed and access to a small terrace with panoramic views. From here, you reach a partially attic-style double bedroom with an additional single bed. A few more steps lead to a small bathroom with a shower, also located in the attic area. Air conditioning is available in the living room-kitchen and in the bedrooms. One pet is welcome.
The villa is under video surveillance; the service can be deactivated upon request.

EVENTS
There are lots of funny and exciting events organised in the city of Fano! In the weekends from the end of January till mid-February there’s the oldest and sweetest Carnival in the world, where sweets are the real protagonists, in addition to 16 metres high floats. The Carnival also has its summer version, which takes place just at few metres from the sea along Viale Adriatico, usually around the first week of August. Fano Jazz by the Sea is a leading national jazz event, taking place from mid-July until early August in various areas of the city. By the end of July there’s Fano of the Caesars, with parades in historical clothing, reconstruction of Roman camps and the chariot race, the highlight of the event. Throughout the summer, the seafront is enriched with evening streets markets and enlivened by concerts and touring shows. One of the most famous event is the Festival of Brodetto in the Lido area with food stands serving fresh seafood, cooking shows, concerts and entertainment. On the second Sunday of every month through the streets of the historic centre takes place the Antique Fair.

Payment Policies
To secure this booking, a partial payment in the amount of 25% of the grand total is due within no later than 2 days after booking confirmation. Balance payment. must be fully settled 45 days prior to arrival. If that date has already passed, then full payment must be settled within 2 days of confirmation of intention to book.
The tourist tax is Euro 1,50 per day/person excluding children under 15 (up to a maximum of 14 nights).
The cancellation of a reservation, even if replaced with another one, demands the payment of the following penalties:
– 25 % of the total reservation price in the case of cancellation notified within 45 days prior to the first day of the stay;
– 60 % of the total reservation price in the case of cancellation notified between 44 and 30 days prior to the first day of the stay;
– 80 % of the total reservation price in the case of cancellation notified between 29 and 15 days prior to the first day of the stay;
– 100 % of the total reservation price in the case of cancellation notified within 14 days prior to the first day of the stay;
In addition to the above stated penalties, the booking cancellation – whenever it’s notified – always entails the payment, as penalty and with no right of refund, of the amounts transferred at the moment the reservation was made by way of additional service (booking fees, commissions, other extra costs, etc).
